What’s Covered
Punch list items are scoped individually and quoted before work begins - no surprise scope changes once we're on site.
- Touch-up paint - localized spot repairs (not a full-room or whole-home repaint)
- Drywall - individual patches (not large-area replacement)
- Millwork and siding - spot repairs (not full replacement runs)
- Caulking
- Door and cabinet adjustments (not replacement)
- Fixture swaps and punch items
- Maintenance coats - a fresh coat applied over existing paint to renew appearance and protect surfaces (not a full repaint)
Electrical, plumbing, HVAC, roofing, and structural items are referred out to licensed specialists.
How It Works
- Submit your punch list by email with photos
- Quote turnaround: 1-2 business days
- One trip per property whenever possible
- If work exceeds the original scope: GCs receive a separate standard-rate project quote; homeowners, sellers, and property managers are pointed to our membership plans for a project discount.
Pricing & Billing
- $95/hour flat rate, billed in 15-minute increments (covers drive time - no volume discount)
- Materials at cost + 25%
- $65 trip fee, waived on jobs over 2 hours
- Card on file required; Net 15 payment terms, auto-charged to the card on file if unpaid
- First job due on completion for new contractor relationships
- Sales tax applies unless a valid reseller permit is on file
